IBI-Rating informs on the affirmation of the rating of construction reliability of "Prestige Hall" residential and office complex at 5+ grade (excellent reliability).

The following factors have had an impact on the rating grade: the existing experience of the project participants in construction of residential real estate, availability of financial support, the current status of construction and compliance of construction works with the schedule, as well as the location of the object.

The project developer is "ABC" LLC, which since 2002 has been working in the area of implementation of real estate construction projects. Today, the portfolio of the developer consists of more than 200 thousand sq. m of office and residential real estate in Pechersky district of Kiev, these areas being at various stages of construction. The general contractor of the project is "Aerobud" PJSC, which has a strong production and technical base, as well as considerable experience in the construction and reconstruction of real estate of commercial, industrial and residential use. CB "Privatbank" PJSC is the financial partner of the construction of Stages III and IV of "Prestige Hall" residential and office complex, whose guarantees represent an additional benefit for the project. The construction of the object takes place on the land of a total area of 1.7 hectares, leased to "ABC" LLC for 15 years, the lease term expiring on 12.17.2019 for the construction, operation and maintenance of residential and office complex with built-in and attached premises and underground parking at 37/1 Henri Barbusse Street. As at today, stages I and II of the complex (sections 3, 5, 8) have been commissioned. Section 2 of Stage III was put into operation in June 2013, section 1 of Stage III is in the process of commissioning. The construction of the stage IV (sections 4, 6, 7) is underway, their commissioning is scheduled for 2016-2017 (depending on the section).

Prices per square meter in "Prestige Hall" Residential and Office Complex correspond to the prices prevailing in the market for this type of real estate taking into account the location of the construction object. The premises are sold through target bonds issued by "A.B.C." LLC (credit rating at uaBBB grade, with a "stable" outlook). The available long-term credit programmes and a letter of credit mechanism streamline the payment process, thereby enhancing the investment protection. "Prestige Hall" Residential and Office Complex is located in the historic centre of Kiev, the Pechersky district, near "Palace of Ukraine"metro station. The complex infrastructure is represented by parking area, shops, leisure establishments. In close vicinity there are educational and health care institutions, establishments of cultural recreation, supermarkets and office centers.
