IBI-Rating has affirmed the rating of construction reliability of the apartment building No 36 of "Scarlet Sails" complex at grade 5
07.10.2015IBI-Rating informs on the affimation of the rating of construction reliability of the apartment building No 36 of "Scarlet Sails" complex of the district of "MGK Internationalist" at grade 5 (high reliability). The available experience of the participants of the residential real estate construction project, the current status of the construction as well as the location of the object, influenced the affirmation of the rating grade.
The project developer, "MGK Internationalist" PJSC, has a 25-year experience in implementing investment and construction projects and repaying of targeted bonds by transfer of premises in the newly constructed objects. More than 20 apartment buildings in the city of Kharkov and Kharkov oblast’ have been built with its participation. The general contractor is "Interstroy" LLC, which has already been collaborating with PJSC "MGK Internationalist" for a considerable amount of time. Construction works of the residential house No 36 of complex "Scarlet Sails" are carried out in compliance with the approved schedule, with the necessary permits for the land plot provided to the developer in perpetuity.
As at June 2015, at the construction of the apartment building No 36 in the district of "MGK Internationalist" floor slabs had been installed over the first floor in the second and third entrances; bricklaying of internal partitions and the lift shaft works were being carried out in the first entrance. The amount of financing as at 30.06.2015 amounted to UAH 8.27 million (accounting for 21.2% of the estimated cost). The completion of construction works is scheduled for December 2016. Most areas of the premises in the apartment building are sold through Series S target bonds of "MGK Internationalist" PJSC (credit rating - uaBBB-, with a "stable" outlook). Prices for apartments in the building correspond to the prices that were formed in the market for this type of premises, taking into account the location of the construction object. The "Scarlet Sails" residential complex is located in an environmentally clean district of "MGK Internationalist", which is located in Severnaya Saltovka in the city of Kharkov, just 15 minutes from the "Heroes of Labour" metro station. All the necessary infrastructure facilities (kindergarten, school, medical facilities, shops, etc.) are located in the vicinity. It is envisaged to arrange playgrounds and sports grounds, as well as recreation areas in the inner courtyard of the object.
Rating of construction reliability is an opinion of the Rating agency about the ability of the Developer to meet its commitments under the construction projects towards the buyers of real estate relative to other projects, based on the the results of comprehensive analytical research.
